Under the CPF Housing Grant Scheme, you may qualify for a housing subsidy of up to $30,000 when purchasing an Executive Condominium (EC) unit from a property developer.
Eligibility Conditions:
Household Core Family Nucleus:
- The core family nucleus, consisting of applicants and occupiers, determines eligibility for housing subsidies.
- The core family nucleus must be maintained throughout the EC application process and the minimum occupation period (MOP) following the EC unit purchase.
Assistance for:
- Couples, families, or orphaned siblings who are first-time applicants buying an EC unit from a property developer.
- First-time Singapore Citizen (SC) applicants and Singapore Permanent Resident (SPR) applicants or occupiers with a fiancé/fiancée/spouse/sibling who previously received a housing subsidy.
Citizenship:
- Must be an SC.
- Must include at least one other SC or SPR.
Age:
- Must be at least 21 years old.
Household Status:
- At least one core applicant or core occupier must be a first-timer to receive the housing grant.
- First-timer core applicants and/or occupiers must not have received any housing subsidy before.
Ownership/Interest in Property in Singapore or Overseas (other than HDB flat):
Interest or Ownership in a Property:
- Acquisition through purchase, gift, or inheritance.
- Ownership, acquisition, or disposal through nominees.
Private Residential Property:
- No ownership or interest is allowed in any local or overseas private property.
- No disposal of private property in the last 30 months before the EC application.
Non-Residential Property:
- Up to one non-residential property is allowed per household at the time of EC application and up to 30 months before EC application.

- CPF Housing Grant amounts are based on average gross monthly household income.

Citizen Top-Up (for SC/SPR Households):
- Eligible for a $10,000 Citizen Top-Up when a qualifying member obtains Singapore citizenship.
Usage and Distribution of Housing Grant:
- Can be used to offset the EC unit purchase price or reduce the housing loan required.
- Grant is equally distributed among core family nucleus members.
- Fully credited into the CPF Ordinary Accounts of SCs and SPRs.
- Only core applicants can use their grants for the EC unit purchase.
Example:
- Mr and Mrs O, first-time applicants with a monthly income of $10,500, receive a CPF Housing Grant of $10,000.
- Each receives $5,000 credited to their CPF Ordinary Accounts.
- Eligible for a $10,000 Citizen Top-Up if Mrs O obtains Singapore citizenship or the couple has an SC child.
